Exterior Restoration Details
 
  • New Roof – removed old shingles and layed CertainTeed Carriage House Architectural Shingles. Installed 3’ of ice and water shield with 30lb felt paper for balance and underlay. Applied 060 fully adhered Carlisle Rubber roof. Re-flashed all penetrations using 16 oz copper for drip edge and step-flashing and 20oz copper in all valleys.
  • New Gutters – removed existing gutters and installed new 6” seamless heavy gauge aluminum gutters.
  • Replaced Chimneys – replaced 2 brick chimneys and clay flues. Added custom designed copper chimney cap.
  • New Cedar Clapboard – removed vinyl siding and old cedar shingles and replaced with new (already primed) real cedar clapboard and fish scale shingles.
  • Replaced Soffetts and Fascia – also installed Fir Bead Board ceilings on porches ceilings.
  • Restored Wooden Window Frames – fixed broken sashes, weight and pulley systems.
  • Restored Doors -- stripped and refinished front and side doors.
  • Added Stained Glass – in fixed window area in mudroom/side entrance.
  • “Victorian Painted Lady” Color Exterior Painting – used 6 Benjamin Moore historical colors, highlighting exterior architectural elements (brackets, trim, railings, etc.). Painted 2 coats on new primed cedar clapboard.
  • New Period inspired Porch Railing – removed existing failing porch railing system and rebuilt a Victorian railing system on front porch/side steps.
  • Added New Period-Inspired Architectural Elements – added Fypon (dense Styrofoam composite) Victorian brackets, diamond décor and trim.
  • Repointed Stone Foundation and Porch – repaired existing fieldstone foundation and walls where needed. Ensured there is no water seepage through cracks or fissures within the foundation.
  • New Front Porch Floor – replaced broken cement floor with pavers in random pattern.

Landscape and Hardscape

  • New walkway and garden area – Installed a fieldstone garden area on right hand side of house.
  • Installed bluestone as seating area on fieldstone walls.
  • Removed broken concrete walkways in front of house and replaced with diamond patterned bluestone pieces along with 3 reproduction mill stones as focus elements.
  • Created bronze medallions for center of mill stone cavities.
