ModVic’s mission is to authentically restore historic Victorian homes (1850 – 1910) back to their original beauty and richness while completely modernizing the home’s systems, functional layout and conveniences for families of today.
For the Freeman Home Restoration, we kept most architectural details intact—most all original trim, moldings, built-ins, mantels, radiators, woodwork, newel posts, stairs, floors, ceiling medallions, doors, windows, stained glass, hardware, etc. were repaired and restored. Where original material was not available, we used salvaged or antique materials for replacement.
Most of the home has new fiberglass and Icynene® Spray Foam Insulation along with new walls and ceilings. To ensure a period feel – all the walls and ceilings have been wet plastered.
OVERALL
Home Systems:
- Heating/AC Systems – recently installed high-end gas-fired Munchkin boilers, forced hot water system for 4 separate heating zones. Installed a new whole house Goodman central air conditioning system zoned for 3 floors.
- Plumbing Systems – Installed all new PVC/copper plumbing. 3 and a half bathrooms, kitchen, laundry and wet bar. Installed two gas fireplaces.
- Electrical Systems – Installed all new electrical wiring with 400-amp service. Included cable and home theatre wiring.
FIRST FLOOR
Entrance Pavilion
- Cleaned and sealed original marble floor. Insulated floor area.
- Restored decorative frieze and woodwork.
- Installed new sconce fixtures.
Front Foyer
- Repaired and refinished circular staircase and Eastlake newel post.
- Installed an antique hanging lighting fixture and electrified newel post light (original gas fixture).
Dining Room
- Replaced 2 ceiling fixtures with period appropriate reproductions.
- Rebuilt, cleaned and seal coated marble mantel and hearth. Installed new gas fireplace insert.
- Installed new wide profile crown moldings.
Period Kitchen/Mud Room
- Removed old (non-working) chimney chase in carriage house section. Combined Carriage House space and main house area for expanded kitchen space.
- Created mud room space by removing interior door (creating a wall) in side entranceway that went into the dining room. Installed seat, hooks and shelving for mud room organization.
- 3 steel beams along with wood posts installed for structural support
- Installed all new period cabinetry and kitchen island with period hardware along with salvaged church pews for banquette seating.
- Installed new “period” fixtures and appliances including a double 8” deep sink, high end gooseneck single handle faucet, extended hose/faucet and soap dispenser. AGA Legend Stove and custom range hood, AGA Refrigerator and Kitchen Aid Dishwasher.
- Installed Cambria Quartz Engineered Stone for all countertops and island surfaces.
- Added period tiffany style lighting fixtures on ceiling (above eating tables and kitchen island). Used recessed lighting and dimmers throughout the kitchen. Also added under counter lighting below cabinets.
- Installed a round, leaded glass window
Basement
- Rebuilt staircase to code and removed oil tanks and oil furnace.
- Installed new rafters and steel posts with concrete footings to support ceiling above kitchen floor. Also insulated ceiling.
- Repaired, cleaned and parged (cemented) stone walls. Poured concrete in dirt areas.
- Created a bright workroom with proper storage in work areas. Installed new ceiling, workshop lights and electrical outlets.
1st Floor Bathroom
- Removed laundry area and opened hall entrance to family room on other side of home.
- Installed black and white octagonal period tile on floor.
- Installed period-style toilet, pedestal sink, medicine cabinet, mirror and lighting.
Family/Media Room
- Removed old bathroom, kitchen and closet areas/walls. Created larger family space for living and media room.
- Installed a steel beam along with wood posts for structural support.
- Installed a restored antique glass front door for access to back deck.
- Installed antique restored Victorian built-in sink and bar cabinetry.
- Installed salvaged Victorian staircase up to second floor.
- Installed salvaged wood floor to match original.
- Installed recess lighting and one light fixture with fan.
Library/Sitting Room
- Replaced ceiling lighting fixture and sconces with period appropriate reproductions.
- Cleaned and seal coated marble mantel and hearth. Installed new electric fireplace insert.
- Installed new wide profile crown moldings
SECOND FLOOR:
Foyer and Turret Room
- Installed 2 reproduction hanging lighting fixtures.
Bedroom 1
- Replaced one ceiling fixture with period appropriate reproduction.
- Created new closet and a storage space in chimney chase area.
Shared Bathroom
- Installed new LVL ridge beam and posts for structural support.
- Moved and expanded bathroom to create more head space for sink, shower and toilet.
- Installed black and white octagonal period tile on floor and subway tile in the shower.
- Installed period-style toilet, pedestal sink, shower, medicine cabinet, mirror and lighting.
Laundry/Storage Area
- Created new laundry and storage areas – added full service laundry area.
- Added tile floor with drainage.
- Added lighting fixtures.
Bedroom 2
- Replaced one ceiling fixture with recessed lighting.
- Created new closet area and doorway.
Master Bedroom Suite
- Created new sitting area for master bedroom. Installed doorway from bedroom into back hallway.
- Replaced ceiling fixtures and sconces with period appropriate reproductions.
- Cleaned and seal coated marble mantel and hearth. Installed new gas fireplace insert.
- Installed new wide profile crown moldings.
Master Bath/Master Closet
- Moved and expanded space.
- Installed luxury shower with custom glass frameless door. Tiled shower walls with subway tile and tiled ceiling and floor. Installed new shower head, jets and fixtures.
- Added chair-level wainscoting.
- Installed period-style toilet, 2 pedestal sinks and Victorian clawfoot “bubble” tub, medicine cabinets, mirror and lighting.
- Created new walk-in closet area.
THIRD FLOOR:
Foyer/Grand Turret Room
- Repaired and cleaned stained glass in domed ceiling.
- Removed 2 floors/ceilings in Turret room for dramatic view of turret windows and turret top ceiling. Added fir wood cross ties for support.
- Installed new up (spot) and down lighting fixtures.
- Totally restored tower structure.

- Installed new LVL ridge beams and posts for structural support.
- Installed 3 skylights in roof to emit more natural light into space.
- Restored, repointed and sealed exposed chimney chase.
- Replaced ceiling fixture and sconces with period appropriate reproductions and added ceiling light with fan.
- Created new closet/storage area and installed 10” sun tunnel in roof to emit natural light into space.
- Restored double arched windows and arched doors.
3rd Floor Bathroom
- Moved and expanded area to create more head space for sink, shower and toilet.
- Installed black and white octagonal period tile on floor and subway tile in the shower.
- Installed period-style toilet, pedestal sink and tub/shower combo, medicine cabinet and mirror and lighting.
