Exterior Restoration Details
 
FLOOR PLANS >

We kept all the exterior architectural/decorative details intact. All window decoration, trim, railings, columns, cresting, slate (except on back part of main roof) were repaired and restored. Where original material was
not available, we used plastic molds or salvaged wood for replacement.

Roof

  • Restoration of slate roofs and installed new architectural (“slate like”) Certainteed Carriage House shingles with hurricane nails on main part of roof and dormers.
  • Stripped existing front asphalt roof and back slate roof. Used rolled roof on back dormer. Installed ice and water barriers around any openings, valleys, lower perimeter of roof. Installed vented drip and ridge vent. Stepped flash cheek walls. Replaced any damaged rotted boards, rafters, underlays or rakes with new wood. Replaced damaged soffits and fascia in back of home with new pine boards.
  • Installed rubber on back, flat 10 x 25 roof and tower. Used density board underlay and all necessary materials for water tightness. Cleaned, repaired and recoated roof over bay on side of house.
  • Refed slate on carriage house section where slate was damaged. Resecured, refed and cleaned slate mansard roof on turret top.
  • Removed existing gutters and installed new 6” seamless heavy gauge aluminum gutters. Painted gutters and downspouts black.
  • Cleaned and repointed last remaining chimney. Repaired and painted limestone chimney cap and decorative border strips.
  • Repaired, sanded and painted decorative roof and dormer elements (crests/spires/railings) on the top of the home.

Walls/Windows/Doors

  • Repaired and replaced small areas of worn, weathered or water damaged clapboard siding.
  • Power washed and cleaned wood.
  • Stripped (chemical and hot blower) off paint back to wood trim and decorative elements surfaces. Special attention was given to the intricate detail of the front entrance Corinthian column tops. Used molds to replace decorative elements that were missing.
  • Restored original wooden window frames. Reglazed and replaced cracked glass.
  • Storm windows painted black and installed.
  • Restored Entrance Doors. Hand stripped paint and refinished back to wood stain for front and side entrance pavilion doors.
  • “Victorian Painted Lady” Color Exterior Painting. Used 7 C2 Paint historically-sensitive colors, highlighting exterior architectural elements (brackets, trim, railings, etc.).
  • Restored porch railing and replaced porch floor with pressure treated lumber on left side of entrance pavilion.
  • Added Victorian trellis (salvaged horse barn stall dividers) near Carriage House front. Installed antique (restored) street lamp and antique (restored) cast iron newel posts for front entrance railings. Installed new railing systems for front and side entrances.
  • Repointed and parged stone foundation and porch Ensured there is no water seepage through cracks or fissures within the foundation.
  • Removed haphazard back door used to access the Carriage House upper apartment. Rebuilt wall and reclapboarded. Removed steel fire escape platform and ladder. Removed four small floor level windows in carriage house.
  • Powerwashed and resealed back mahogany deck. Built side stairs. Installed “period-style” door from family room onto deck.
  • Installed new steel frame support for basement exterior door. Built new “period-style” basement door.

Landscape and Hardscape

  • Performed general cleanup. Trimmed chestnut trees (removed damaged, dying limbs) in front of house. Cleaned up brush and trimmed bushes.
  • Installed new shrubs, plants around property – removed all of the asphalt driveway (4 layers – 9” of asphalt). New asphalt  put in with salvaged cobblestones laid in both entrances of driveway.
  • Removed bluestone steps in front of home and reused for side entrance walkway and pathway around to back of the home.

Garage/Office/Mud Room Breezeway

  • Restoration project will be accomplished with the approval of new owner:
    Build 3-floor, 2 to 3 garage/workshop/office/media room on left side of home (garage will look like original structure).
