Marketing and Selling of a Victorian Home: Week 13

After "value" price ranging of our property last week -- we still did not receive any phone calls or inquiries to see the property. We are in the dog days of Summer -- so we'll chaulk it up to vacations and people being away until the end of August. Linda, our Realtor is helping us prepare in the next two weeks for an uptick in activity next month. Let's hope an uptick happens.

In the meantime --

How to Find the Modern Victorian Homebuyer Needle in a Down Real Estate Market Haystack

Melanie and I knew that finding the right home buyer who appreciates (and can afford) the beauty, charm and quality of a totally restored and modernized Italianate Victorian house was going to be a challenge. Little did we know in a down real estate market, it would be comparable to finding the proverbial needle in a haystack.

The OPEN HOUSE on Saturday and Sunday brought in over 300 curious people – lots of interest, but no serious offers yet.

Russ Aldridge, a local photographer took pictures of the interior and exterior of the house.

We got close to 900 people and raised close to $9,000 for the Falls Firebarn Preservation Society over the Home Tour weekend!

Lots of love, support and kind words from many folks who attended. My son, Joseph put together a film: 390 Mount Hope St – A ModVic Project. He interviewed some of the attendees to the theme of the Wild Wild West. We’ll put in on the web site within the next week or two for you to watch.

A race to the finish. The guys work 12 – 14 hour days to complete most of the work for the Home Tour.

We know there’s too much detail to finish before the Home Tour so we finish the kitchen and library to show folks how the rest of the house will look when we have our Open House the following weekend.

Let there be light!

This week Dimitris was able to get the electricity running and some fixtures installed. Having light in the house made our restoration feel more real for all of us. The amazing part of the house is the incredible natural light that flows into most all of the rooms. If it’s a sunny day – you won’t even have to turn on any lights within the house. Melanie even got involved w

20 Guys in 20 days…will we finish in time for our first Home Tour Date on April 5th?

This week, all the guys were working at a feverish pace: baseboard and crown molding installation; back and circular staircase restoration<a target="_blank" href="http://www.modvic.com/DesktopModules/SimpleGallery/SlideShowPopup.aspx?PortalID=20&ItemID=1790&Border=Blank&a

What was cooking this week? Installation of all our kitchen cabinets, counters and island!

Mike Dugan, Dave Perry and crew from Kitchen Tune-up did an amazing job getting in all our quality kitchen cabinetry in this week. Talent and experience made the job look easy – everything was installed in just 3 days .
Short and sweet this week…the house got plastered!

We finished most of the plastering this week. Great skill and effort went into plastering underneath the stairs within the circular staircase – lots of twists and turns – wow – these guys really know what they’re doing.
Week 35 was a Restoration Transformation!

The Icynene and Fiberglass insulation went in this week and we got our insulation approval from the town. The Icynene guys looked like moonwalkers spraying this monster foam that seemed to voraciously expand like some hungry movie blob waiting to takeover the house. It also seemed the temperature in the house went up 10 degrees once the insulation was
