Overall:
Kept All Architectural Details Intact – all original trim, moldings, built-ins, mantels, woodwork, doors, hardware, etc were kept and restored.
Home Systems –
- Heating/Cooling Systems – Installed all new boiler/furnace system, 2 water tanks and oil tank. Installed a new system for central a/c for 3rd floor.
Period Kitchen/Mud Room
- Maintained Footprint – did not change the footprint or existing layout in any substantial way. Removed existing soffett.
- Antique Kitchen Island – restored an 1800s printers desk to use as kitchen island. Added brass kickplates. Restored a hollow walnut pedestal base (attached to main kitchen island) and created a pull out drawer for storage of dog food.
- Plumbing and Electrical – installed all new PVC plumbing systems and electrical wiring.
- Refinished Wood Floor and Stairs – repaired and refinished all wood floors and stairs (satin finish).
- Added High-level Wainscoting to Mudroom and Elevator Areas– built new paneled wainscoting on all walls.
- Exposed and cleaned foundation wall in Mudroom – made as architectural feature and added bluestone ledge.
- Period Tiling – installed 12” x 12” black “slate-like” tile on floor in Mudroom.
- New Period Fixtures – installed double 10” deep copper sink, Elmira period French door refrigerator and microwave oven. Installed high end gooseneck Rohle single handle faucet, extended hose/faucet and soap dispenser.
- Restored Stoves – installed a restored 1800s Buck’s parlor wood stove for heating kitchen. Installed an 1800s restored Mott’s Defiance Cooking stove/ovens – outfitted with a Miele cooktop and built in a brand new stainless steel/insulated double ovens. Added copper kickplate. Also added period style range hood and commercial quality venting system.
- Copper Water Tank – restored an original copper water tank and converted it to use for delivery of filtered water for family and dogs.
- Refaced Existing Cabinets – used existing cabinet boxes and refaced with black stained (cherry) bead board doors/drawers. Installed top cabinets with wavy glass fronts. Made new diamond pattern leaded glass windows for coffee center cabinets.
- Counter tops – installed Cambria Quartz Engineered Stone for all countertops and Island surfaces.
- Cultured Stone – installed Cultured Stone in hearth area and added bluestone ledge. Installed stamped concrete for hearth floor with sun design and latin words. Created “granite-like” (stamped concrete) backsplash for stove with sun design and the No 18. Framed with copper.
- Stained Glass – restored stained glass (was originally used for front door window sides), turned them horizontal, made light boxes and installed stained glass above hearth ledge.
- New Period Lighting – added period tiffany style lighting fixtures on ceiling (above eating table, kitchen island and above the sink). Used recessed low voltage lighting and dimmers throughout the kitchen. Also added puck lights to glass cabinets and under counter lighting below cabinets.
- Banquette Seating Area – custom built wraparound seating area (can fit 8 people).
- Home Theater – installed brand new Home Theater system with LCD TV. Hid controls in original Eastlake Secretary desk cabinet.
- New Kickspace Heaters – installed 2 new low-profile kickspace heaters (hot water) in the eating and preparation areas.
- Painted Same Color for Kitchen and Mudroom – painted with “Frittata” C2 color. White Trim.
Masterbath
- Changed Layout – closed off hall entrance to 2nd floor bathroom and converted into a masterbath accessible only from master bedroom. Moved all fixtures from left hand side of bathroom to right hand site to facilitate easier access from the master bedroom.
- New Luxury Shower – installed custom glass frameless door, white carrara marble in shower sill, seat, jambs, soap dishes and arches. Tiled shower walls with subway tile and tiled ceiling and floor. Installed Grohe shower head, jets and fixtures. Installed water line heater for instant hot water flow for showering.
- Plumbing and Electrical – installed all new PVC plumbing systems and electrical wiring and switches.
- Period Tiling – installed black and white basket weave period tile on floor with geometric framed border tile.
- Added Chair-level Wainscoting – built new paneled wainscoting on all walls.
- New Period Fixtures – installed Kohler Ironworks pedestal sink, toilet and ball and claw foot Victorian tub. Installed high end gooseneck faucets and Rohle bathroom toothbrush holder and soap dispenser. Installed recessed “picture frame” medicine cabinet.
- Built Cabinet Spaces – created built-in cabinets within voids around chimney chase.
- New Stained Glass – installed new arched stained glass in arched wall of the closed off entrance.
- New Period Lighting – added period lighting fixtures on ceiling and above sink.
- Exposed Waste Pipe – painted the waste pipe black and used as an architectural element within the bathroom.
- New Radiator – installed new wall radiator into outer shower wall.
- Painted Same Color for Masterbath and Bedroom – painted with yellow C2 color. Faux painted and added door hardware where the door entrance from hallway used to be.
Kids Bathroom
- Changed Layout – opened hall entrance to kid’s bathroom (previously had only access from kids bedrooms) and converted linen closet into a laundry center with Barn door assembly. Removed part of kid’s closet to make room for new tub/shower.
- Plumbing and Electrical – installed all new PVC plumbing systems and electrical wiring.
- Period Tiling – installed black and white octagonal period tile on floor and subway tile on the shower
- New Period Fixtures – reinstalled Kohler toilet, new vanity and jet tub/shower combo, medicine cabinet and mirror
- Built cabinet spaces – created built-in cabinets within voids around chimney chase.
- Repainted Radiator – cleaned and painted existing original radiator.
- New stained glass – installed restored stained glass in window frames.
- New period lighting – added period lighting fixtures on ceiling and above sink.
- Painted– painted with light blue C2 color.
Foyer Bathroom
- Total Demo – removed all fixtures and cabinets
- Plumbing and Electrical – Installed all new PVC plumbing systems and electrical wiring.
- Period Tiling – installed 12” x 12” white carrara marble tile on floor
- Added high-level wainscoting – built new paneled wainscoting on all walls.
- New Period Fixtures – installed Kohler toilet, sink, framed mirror and Eastlake wash stand
- New period lighting – added period lighting tiffany style fixture on ceiling.
- Painted– painted with mustard C2 color.
3rd Floor Office Bathroom
- Kept all original fixtures – re-enameled tub and sink. Replaced a plastic line with a copper pipe.
- New period lighting – added period lighting fixture on wall.
- Painted – painted wall and floor. Cleaned and stained woodwork and trim.
Master Bedroom
- Removed small existing closet and built 2 new closets – used salvaged pocket doors that slide open. Created a window seat (needed to replace large size radiator with original small but wider model).
- New Period Lighting – replaced all overhead, wall light fixtures and sconces with period appropriate reproductions. Used recessed low voltage lighting and dimmers. Installed Victorian Casablanca ceiling fan.
- Home Theater – installed brand new BOSE Lifestyle Home Theater system with Pioneer Elite 42” Plasma TV. Hid controls and closet inside wall next to chimney void.
- Salvaged Fireplace Insert – restored fireplace insert found on Ebay (previously owned by Ziegfield Follies Musical Director) and placed into fireplace cavity.
- New Crown Moldings – installed new wide profile crown moldings. Also installed edged strapping on ceiling in geometric pattern.
- Refinished Wood Floor – repaired and refinished wood floor (satin finish).
- Painted same color for master bath and bedroom – painted with yellow C2 color. Stained doors.
Foyer/Hallways
- Repaired Walls and Ceilings – Faux “marble” painted in high visibility areas (foyer and hallways). Anchored stair railing into wall.
- Refinished All Wood Floors and Stairs– repaired and refinished all wood floors and stairs (satin finish).
